Enugu House of Assembly has introduced a new bill to regulate landlord charges.

 

NewsOnline Nigeria reports that the Enugu House Of Assembly has introduced a bill to regulate tenancy fees and landlord charges, aiming to protect tenants from excessive costs and unfair practices.

 

The bill, known as The Bill for a Law to Amend the Landlord and Tenant Law, CAP. 101, Laws of Enugu State, 2024, was proposed by Hon. Okey Mbah, representing Nkanu East State Constituency.

It passed its first reading on Tuesday.

 

Key provisions of the bill include:

Capping agency and legal fees: These fees cannot exceed 10% of the rent.

Abolishing caution fees: Landlords will no longer be allowed to charge caution fees, which are often not refunded.

Preventing unfair evictions: The bill establishes clear legal procedures for evictions.

Regulating property agents: Only certified individuals will be allowed to operate as land agents or property managers.

Setting penalties for violations: Anyone found guilty of breaking the law could face a fine of ₦500,000, up to six months in prison, or both.

Hon. Okey Mbah stated that the bill reflects the concerns of Enugu residents and is expected to gain strong support from other lawmakers.
